Qiddiya is seeking a Senior Development Manager to lead the residential component of Urban Core, a landmark mixed-use precinct combining residential apartments with offices, hospitality, retail, entertainment, public realm and community assets.The role will manage the residential development across the full lifecycle, from feasibility, business planning and product definition through design development, procurement, construction, sales readiness and handover.The successful candidate will act as the residential development lead, coordinating closely with the wider Urban Core team and functions including Design, Cost Planning, Finance, Delivery, Sales, Marketing and external consultants. The role requires strong experience in dense, mid- or high-rise residential development within a complex mixed-use environment.Key ResponsibilitiesDevelopment Management Lead the residential asset through all stages of the development lifecycle. Own and maintain the development strategy, business plan, programme and development brief. Manage the process from feasibility and concept design through procurement, construction, sales readiness and handover. Monitor project performance against approved budgets, schedules, stage-gates and development objectives. Provide clear direction to consultants, designers and delivery teams. Product and Commercial Strategy Define the residential product, unit mix, positioning, amenities and customer proposition. Ensure the residential strategy responds to market demand and supports the wider Urban Core vision. Contribute to feasibility studies, financial appraisals, phasing, pricing assumptions and value-creation initiatives. Assess the commercial impact of design, density, efficiency, specification and development decisions. Balance product quality, customer expectations, cost, programme and commercial returns. Design and Planning Management Manage consultants throughout the design process and ensure outputs align with the approved development brief. Coordinate architecture, interiors, engineering, infrastructure, public realm and authority approvals. Manage interfaces between the residential asset and the wider mixed-use precinct, including shared basements, podiums, access, servicing and public realm. Ensure design solutions are commercially viable, operationally efficient and ready for procurement and construction. Stakeholder Management Coordinate closely with Urban Core leadership and the Design, Cost Planning, Finance, Delivery, Sales, Marketing, Legal and Procurement teams. Manage relationships with external consultants, authorities, operators, contractors and development partners. Lead workshops, resolve cross-functional issues and maintain alignment across project stakeholders. Prepare clear development updates, reports and presentations for senior management. Governance and Reporting Maintain project governance requirements and secure stage-gate approvals. Track key risks, opportunities, decisions and dependencies throughout the development lifecycle. Support the preparation of business plans, investment papers, committee submissions and executive presentations. Ensure development decisions are properly documented and aligned with approved commercial and project objectives. What Success Looks Like Successfully progressing the residential asset through key stage-gates and approvals. Delivering a commercially viable, high-quality apartment product within the wider mixed-use precinct. Maintaining alignment between product, design, budget, programme, sales and delivery requirements. Managing complex interfaces across residential, office, hospitality, retail and public realm components. Building strong relationships across the Urban Core team and wider Qiddiya functions. Bachelor’s degree in Real Estate, Architecture, Urban Planning, Civil Engineering, Construction Management or a related field. Strong experience within a real estate developer, master developer or major mixed-use development organisation. Demonstrable experience in mid- or high-rise residential development, ideally within a dense mixed-use or urban regeneration environment. Experience contributing to feasibility studies, business planning, development budgets, product strategy and project phasing. Exposure to the full development lifecycle, from early feasibility and concept through construction, sales readiness and handover. Strong understanding of apartment development complexities, including unit mix, design efficiency, shared amenities, podiums, basements, parking and mixed-use interfaces. Strong commercial judgement and ability to understand the financial impact of development decisions. Excellent stakeholder management, communication and presentation skills. Ability to work effectively across multidisciplinary and cross-functional teams.
